LOCAL MOVE BRIEF

What Changes the Plan in Lincoln.

A Lincoln move is only as smooth as the plan behind it — gated Roseville–Rocklin communities, new-construction move-ins, and HOA gate codes decide the crew size, the truck, and the start time.

01

Sun City Lincoln Hills, one of Northern California's largest age-55+ active-adult communities, has gate check-in procedures and single-story floor plans built around downsizing residents

02

Twelve Bridges and Lincoln Crossing are newer master-planned subdivisions with HOA move rules and two-story floor plans

03

Historic Downtown Lincoln, one of the region's original railroad towns, has narrow streets near the depot and the still-operating Gladding McBean terra cotta works

04

Rapid new-construction growth means some newer streets lag behind GPS and mapping systems — confirming exact lot and address details ahead of time avoids delays

ON THE GROUND IN LINCOLN

What We Know About Moving Lincoln.

Lincoln is one of the fastest-growing cities in Placer County, and its growth runs in two very different directions at once: young families filling in new two-story subdivisions like Twelve Bridges, and retirees settling into the single-story homes of Sun City Lincoln Hills. Murdock’s Moving & Storage handles both out of our Yuba City yard, and the two moves look nothing alike.

Sun City Lincoln Hills: Downsizing Done Right

Sun City Lincoln Hills is one of the largest age-55+ active-adult communities in Northern California, and most of our moves here involve residents downsizing out of a larger multi-story home elsewhere into a single-story Sun City floor plan. Gate check-in and guest registration are required for every vehicle entering the community, so we coordinate access with residents and the gate office in advance. Because downsizing moves often mean deciding what to keep, donate, or place in short-term storage, our senior moving services are built specifically around this kind of transition — careful packing, patient timelines, and help right-sizing furniture for a smaller footprint.

Twelve Bridges, Lincoln Crossing, and New Construction

On the other side of town, Twelve Bridges and Lincoln Crossing are HOA-governed subdivisions of newer two-story homes, and like most of Placer County's growth areas they come with move-in permit requirements and posted parking rules we confirm before scheduling the truck. Lincoln's growth is fast enough that some of the newest streets aren't fully indexed in GPS and delivery apps yet, so we ask new-construction clients to send exact lot numbers and cross-street directions ahead of moving day to avoid a wrong-turn delay.

A Historic Railroad Town With a Modern Pull

Historic Downtown Lincoln, built around the original Southern Pacific rail depot and still home to the working Gladding McBean terra cotta works, has narrow streets and limited truck space compared to Lincoln's newer subdivisions — we plan those loadouts a little differently than a WestPark or Twelve Bridges move. Lincoln also continues to draw Bay Area transplants chasing more space and lower housing costs, a trend we see reflected in steady demand for full-service moves, packing, and short-term storage while new construction wraps up. Lincoln sits about 30 minutes from our Yuba City yard. See our full coverage across Placer County on the service areas page.

BEFORE YOU BOOK

Lincoln Moving Questions.

See All FAQs
What are the move-in rules for Sun City Lincoln Hills?

Sun City Lincoln Hills requires movers to check in at the community's access gate with a reserved arrival time and typically wants a certificate of insurance on file with the HOA office before your date. We coordinate this directly with Lincoln Hills' security desk and send our COI (USDOT 3421940, MC 1416634) ahead of time so residents aren't the ones chasing paperwork.

Are golf carts and narrow interior streets in Lincoln Hills a problem for a moving truck?

The interior loop streets in Lincoln Hills are built to standard residential width, but golf cart traffic and slower resident speed limits mean our trucks move at a walking pace once inside the gate. We budget a little extra time for the on-property drive rather than the actual load, which keeps the schedule accurate.

How is moving into newer Lincoln neighborhoods like Twelve Bridges different from the older downtown?

Twelve Bridges and other newer Lincoln subdivisions have wide driveways and attached garages that make truck positioning easy, while historic downtown Lincoln near the railroad has smaller lots and shared driveways that need more careful staging. We ask which part of town you're in during the quote call so the right size truck and crew count get assigned.

Does Murdock’s move both directions between Lincoln and the Sacramento Valley yards?

Yes — Lincoln sits close enough to our Sacramento-area routes that we regularly run loads both from Lincoln into Sacramento, Roseville, or Rocklin and the reverse, without treating it as an out-of-area trip. That keeps drive-time costs lower than calling a mover with no regular presence in Placer County.

Is there a best day of the week to book a mover in Lincoln?

Midweek dates are your best bet — Lincoln's retiree-heavy population in Sun City tends to book move-in dates for weekday mornings, which frees up our weekend slots but also means weekday demand fills first. Booking 2-3 weeks ahead gives you the pick of morning arrival windows.
