Yuba City and its twin across the river, Marysville, sit at the heart of the Yuba-Sutter region - ag country framed by peach and walnut orchards, rice fields and the distinctive Sutter Buttes, often called the world's smallest mountain range. For someone leaving Stockton, the appeal is space and affordability: the Yuba-Sutter market runs well below Bay Area and even Sacramento prices, so families can buy more house and land for the money.
The pace here is small-town and family-oriented. Neighborhoods like Tierra Buena and the areas around Butte House Road offer newer subdivisions, while Live Oak, Sutter and Plumas Lake give a more rural, room-to-breathe feel. Beale Air Force Base just to the east anchors a steady community of military families, and the region draws a strong Punjabi-American community with one of the country's oldest Sikh temples.
